• 25% Refundable Deposit Payment required at the time of booking
• 75% Balance Payment required no later than 75 days before check in

• 75 days or more before check in - 0% cancellation fee applies - Deposit Payment is refunded*
• Within 75 days of check in date - 100% cancellation fee applies

* Refunds are made in Japanese Yen. The amount that you receive in your home currency may differ from the amount that you paid due to exchange rate fluctuations.

Flexi Offer - Terms & Conditions

Bookings can be made EITHER at the Discount Rate Plan OR the Flexi Rate Plan but not both.

The Discounted Rate Plan is not available for bookings that include any stay dates from 27th December 2026 to 3rd January 2027 OR from 11th to 6th February 2027.

The Flexi Rate Plan is available for all stay dates from 1st December 2026 to 31st March 2027

The pricing shown on our website is at the Discount Rate Plan for the stay dates where the Discounted Rate Plan is applicable.

For booking requests with some stay dates where the Discount Rate Plan could apply and some dates where the Discount Rate Plan cannot apply, only the Flexi Rate Plan is available to book. In these instances, the price will be higher than the price shown on the accommodation's page of our website.
