Home is where the heart is and this exclusive estate of townhouses and villas in Higashiyama makes it easy for you to have a magical family vacation through its thoughtful design.

That is how our previous guests have described their Koa stay experience.

The 2 Bedroom townhouse is designed for luxurious comfort, which means quality craftsmanship in everything you see and feel.

There is an open layout on the top floor which expands the living space and facilitates movement throughout the home. Entertaining is easy with the full modern kitchen, custom selected tableware and gorgeous timber dining table.

Textures abound in the living area with multilayered rugs and an endless supply of cushions. The master bedroom and associated ensuite ooze class.

There is a laundry and large drying area downstairs for when you return home from a long day on the nearby slopes.

You can take a timeout from the craziness of the world at Koa and just live in your own winter wonderland.

    Located conveniently in Niseko Village, Koa Niseko is an 8-minute walk from the nearest ski lift, offering full access to the famed Niseko ski experience.

    A complimentary shuttle service within Niseko Hirafu in provided for guests staying at this accommodation between 08:00 and 19:30. This service must be reserved in advance and operates on a first come, first served basis.

    • 75% Balance Payment required no later than 75 days before the check in date

    Cancellation

    • Cancellation requests must be made via email (info [at] samuraisnow.com) or website contact form and reconfirmed by Samurai Snow before being considered a cancellation.
    • 76 or more days before check in date - 25% cancellation fee applies
    • Within 75 days of check in date - 100% cancellation fee applies

    Gap Management

    • Booking requests may not be accepted if the new booking requested leaves a gap of fewer nights than the minimum nights stay required for the gap in question.
    • Booking requests that leave a gap are considered on a case-by-case basis.
    • The right to decline a booking request is reserved, even if the dates are available.
    • Booking requests are not confirmed until a deposit is paid and you receive an email from Samurai Snow confirming the booking.

    Check In / Out

    • Check in time is from 16:00 and check out time is from 10:00
    • Early check in and late check out can be requested and will be accommodated where the accommodation schedule allows
    • Early check in cannot be guaranteed in advance & late check out can only be confirmed the night before
