As the most exclusive offering within Kira Kira, it has been thoughtfully designed for guests who wish to slow down and experience the very best of Niseko throughout the year.

Spanning two levels, the penthouse is perfectly suited to families and groups of friends, balancing generous communal living areas with beautifully appointed bedrooms.

Five elegant bedrooms are located on the lower floor, each designed with comfort and relaxation in mind. A dedicated laundry room and ample storage ensure effortless day-to-day living during extended stays.

The upper floor brings everyone together. An expansive open-plan living, dining and kitchen area is framed by floor-to-ceiling glazing, showcasing panoramic mountain views and creating a spectacular setting for shared meals, entertaining, and relaxed evenings together.

Stepping outside, the private terrace offers a truly memorable alpine experience. An outdoor jacuzzi provides the perfect place to unwind after a day on the slopes, with the rare pleasure of soaking in warm water while snow falls gently around you.

Arrival & Departure

  • Complimentary pick up / drop off services to / from Hirafu Welcome Centre or Kutchan Train Station are available to book for arrival and departure between 07:00 and 20:00

  • These services are subject to availability and need to be booked no later than 14 days in advance to guarantee your preferred times.

  • Self check-In online in advance to gain access to your accommodation on your arrival.

Ski Shuttle 

  • Pre-arrange a ski shuttle to the closest ski lift from your accommodation available between 08:00 and 20:00.

Booking Terms

Payments

  • 25% Non-Refundable Deposit Payment required at the time of booking
  • 75% Non-Refundable Balance Payment required no later than 75 days before the check in date

Cancellation

  • Cancellation requests must be made via email (info [at] samuraisnow.com) or website contact form and reconfirmed by Samurai Snow before being considered a cancellation
  • 76 or more days before check in date - 25% cancellation fee applies (Deposit Payment is non-refundable)
  • Within 75 days of check in date - 100% cancellation fee applies (Deposit & Balance Payments are non-refundable)

Transferability

  • Bookings at this accommodation are not transferable to another accommodation (even in the same building). 
  • Unless specfically agreed with Samurai Snow, a change of accommodation is considered to be a cancellation of the original accommodaiton booking (cancellation terms apply). Booking of the new accommodation, as a separate booking, would be required.
  • It may be be possible to change the reservation name of a booking at this accommodation. However, this must be agreed by Samurai Snow in writing.

Gap Management

  • Booking requests may not be accepted if the new booking requested leaves a gap of fewer nights than the minimum nights stay required for the gap in question.
  • Booking requests that leave a gap are considered on a case-by-case basis.
  • The right to decline a booking request is reserved, even if the dates are available.
  • Booking requests are not confirmed until a deposit is paid and you receive an email from Samurai Snow confirming the booking.

  • Check out: By 10:00
  • In accordance with Japanese law, names, ages, and passport copies for every member of the party must be provided prior to arrival. Failure to provide this may result in a delay or denial of check-in.
  • Early check in and late check out can be requested and will be accommodated where the accommodation schedule allows
  • Early check in cannot be guaranteed in advance & late check out can only be confirmed the night before
